Walnut prices
Pricing a low-slope roof
A flat roof does not shed water; it holds it back. That makes seams and edges the whole job, and the whole price.
Or call (626) 990-2912Your request is in.
We are matching it now against roofing contractors working in Walnut and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Walnut is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $625 – $975 | $11,500 – $28,500 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $525 – $700 | $9,500 – $20,500 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $825 – $1,300 | $15,000 – $37,500 | 25 to 35 years |
What moves the price
- Warranty tier, which is really a question about who honours it in fifteen years
- Whether the valleys, drip edge and step flashing are being replaced or reused
- How many old layers have to come off before the new one goes on
- Permit and inspection fees, which vary more between towns than people expect
- Where you land in the season; crews discount when the phone is quiet
Locally
Dry offshore wind lifts material that damp coastal air had been holding down. Most wind losses here happen on a handful of nights a year.
Ask where the water goes and what happens when the drain blocks. On a flat roof that is not a detail, it is the design.

Questions about price
Do I need a permit?
Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.
It is leaking right now. What do I do?
Move what you can out of the way, put a bucket under it, and if there is a bulge in the ceiling put a small hole at its lowest point to let the water out in one place rather than bringing the whole panel down. Then mark your request as an emergency — those go out first.
I rent. Can I use this?
You can submit it, but the owner has to authorise any work, so the useful move is to get the landlord to make the request or to give you permission in writing first. Contractors will not start work for a tenant.
